What is Ames® Maximum-Stretch® Liquid Rubber Roof Coating?

Ames ® Maximum-Stretch® is a white Elastomeric Acrylic Roof Coating and Sealant with added high-performance Rubber Technology. With 650% elongation it is 3X more elastic than any other product on the market today.  This important feature allows it to expand and contract with the roof. 

Maximum-Stretch helps to maintain and prolong the life of existing roofs and avoid expensive tear-offs. It is designed for low-slope roof maintenance on Asphalt Tar Roofs, Metal Roofs, Rolled Roofing, Rubber Roofs and Foam Roofs. This roof coating is up to 98% reflective, which helps you keep your building cooler and saves on cooling costs.

The lasting, energy-saving benefits of bright white Maximum-Stretch keep roofs naturally cooler during hot summer months and result in lower air-conditioning costs.  Maximum-Stretch is 88% reflective of the sun’s powerful UV and infrared rays and helps protect roofs from deterioration. Easily applied, it creates a uniform seamless surface that remains flexible at low temperatures without becoming brittle, cracking or peeling. 

Maximum-Stretch may be used as a stand-alone waterproof roof coating and sealant, or as a topcoat in our multi-layer Roof Coating System to maintain and revitalize very aged and deteriorated roofs. Widely recognized as the premium elastomeric roof coating on the market today, Maximum-Stretch is eco-friendly, cleans up easily with water and comes with a 12-year warranty on metal roofs.

Maximum-Stretch comes ready mixed and is easy to apply, with little or no stirring required. Apply Maximum-Stretch with a roller, squeegee, broom or commercial airless sprayer. For maximum waterproofing, apply Maximum-Strength in a uniform and seamless fashion with adequate dry mil thickness. Premium, commercial quality Maximum-Stretch resists mold, mildew and is non-toxic, environmentally friendly, low-odor and cleans up with water before drying.

Ready to use – no mixing required. Powerwash and clean the surface. Remove all loose paint, dirt, oil and grease leaving surface clean and completely dry. Do not use any soaps, detergents, or cleaners whatsoever to clean surface. Always run a test patch first in an inconspicuous area to ensure that proper adhesion and drying occurs and the product works to your satisfaction. As an option, use Ames® Peel & Stick™ adhesive seam tape and tape all joints, seams and around vents. Call for specific instructions 888-345-0809.

General Application:
Pour the thick liquid coating out and spread 1-2 gallons of product liberally with a push roller or broom. Work the product until it is smooth and looks consistent in thickness. Move on after a few minutes so the product does not skin over or form a film which can create an unintended texture in the coating’s finished appearance. In most instances, the minimum application is two coats at a rate of one gallon per 100 sq. ft. per coat.

Ames® Maximum-Stretch® can be applied with a paint brush, a push broom, a low nap roller with a long handle or a Commercial Airless Sprayer. In addition, you may need Ames® Peel & Stick™ Seam Tape and scissors or a utility knife. For larger commercial jobs, we recommend a commercial/industrial airless sprayer. Estimated Coverage:
Standard product coverage on a smooth surface is 100 sq. ft. per gallon per coat. Rough or uneven surfaces may require additional product. More than one coat is recommended. More coats equal longer life.

Weather & Drying Guidelines:
Ames’® Maximum-Stretch® is best applied between 50° to 90° F (10° to 32° C) on warm and dry surfaces. Apply when the streets are dry, the sun is in the sky and no inclement weather is forecast. Starts to dry in about 2-8 hours, depending on thickness of application and weather; if at all possible, for best results, we recommend a minimum of 24 hours between coats. No rain in the forecast and no freezing temperatures. Low temperatures, high humidity and evening and morning dew will require increased drying/curing time. Do not apply after 3 pm for best drying. The earlier you can put it on, the better. Make sure any morning dew is completely dried off before proceeding.

Clean-up, Storage, and Disposal:
Clean tools and small spills with water. Store unused product in its original container, tightly sealed and protect from freezing. Dispose of this product in accordance with local, state, or federal requirements.

Application by Roof Type
Metal Roofs, including: Tin, Aluminum, Rusty Metal, Corrugated Metal, Butler Buildings, Hangers and Factories: Residential & Commercial
Use Ames® Peel & Stick™ adhesive seam tape and tape all joints, seams, cracks, splits, transitions and around any vents or units you may have. In order for the tape to work properly it has to be on a smooth surface. You may also use Ames® Super Primer™ over any rust to help with possible bleed through. For best adhesion, use Ames® Super Primer™ over any silver aluminum fibrous coating. Top coat with a minimum two coats of Ames® Maximum-Stretch® at a rate of one gallon per 100 sq. ft. per coat.

Flat Roofs, including: Tar & Gravel Roofs, Built up Tar Roofs, And Aluminum Coated Roofs: Residential & Commercial
For best results, the water must run off completely with no ponding. Install adequate drains where needed as flat roofs must be properly drained. Prime the roof with a minimum of two gallons per 100 square feet of Ames® Elasto-Barrier® liquid rubber – coating liberally to fill in the cracks and to seal the roof. Once dried, then top coat with a minimum of two gallons per 100 square feet of Ames® Maximum-Stretch®. Rough or uneven surfaces may require additional product. Ames Contouring Roof Fabric™ and Ames Peel & Stick™ Seam Tape are optional. NOTE: Do not apply fabric over a tar and gravel roof. Call for specific details.

Pitched Rolled Roofing: Residential & Commercial
Coat with Ames® Elasto-Barrier® at the rate of a minimum of two gallons per 100 square feet. Once dried, then top coat with a minimum of two gallons per 100 square feet of Ames® Maximum-Stretch®. For future and simple maintenance of roof, just add Ames® Maximum-Stretch® applied at a minimum of one gallon per 100 square feet per coat. Ames Contouring Roof Fabric™ and Ames Peel & Stick™ Seam Tape are optional. Call for specific details.

EPDM/Rubber, TPO, PVC, Concrete and White Vinyl Roofs: Residential & Commercial
Power wash clean and make sure surface is completely dry. Apply one coat of Ames® Super Primer™ at the rate of one gallon per 200 square feet per coat. The Super Primer™ will go on milky white and will dry clear. Make sure it is completely clear before you proceed. (approx. 30 min. to one hour) Apply Ames® PS250 for any seams, cracks, splits, transitions or around any vents or units you may have. In order for the tape to work properly it has to be on a smooth surface. For the best application, apply a minimum of two coats of Ames® Elasto-Barrier® at a rate of one gallon per 100 sq. feet. Work the product until it is smooth and looks consistent in thickness. Finish the application with two coats of Ames® Maximum-Stretch® at the rate of a minimum of one gallon per 100 square feet for a highly reflective energy saving roof system. Ames® Contouring Roof Fabric™ and Ames® Peel & Stick™ Seam Tape are optional. Call for specific details.

Reflective and Maintenance Coating Applications:
For preventative maintenance and longevity only – Apply Ames® Maximum-Stretch® liquid rubber roof coating at a rate of one to two gallons per 100 square feet. Ames® Maximum-Stretch® is quality rubber and acrylic that seals, stretches, long lasting and reflects the UV up to 98%. Rubber and concrete roofs must be primed first with Ames® Super Primer™ to create an adhesive surface.

    I applied ames roof coatings to 3 schools in WV. The roofs were already leaking and had been for a few years. The coatings cost about 7 percent the price of 3 new roofs. It was money well spent. The roofs are not leaking and have withstood temperatures from minus 5 to 95 F. We applied the product just like the direction said and we used a sprayer.

    I can’t say enough good things about Ames Research products like Maximum Stretch, especially for RV’s. I recently coated my mother’s entire 5th wheel trailer roof with 2 coats of white Maximum Stretch after rolling on a layer of Ames Super Primer, on advice from Ames staff. It took only a couple of hours and I saved hundreds in cost if I had a contractor do it. Plus, with all Ames products clean up was really easy using water. I also sealed the joints and other attach points a couple of years ago on my own motorhome roof with Max Stretch and Super Primer and have never had a leak in rainy western Oregon. Plus, I used their Blue Max product, along with their seam tape to seal up leaking RV holding tanks in two motorhomes I have owned with no leaks either with the interior fresh water or outside the coach black and gray water tanks. This stuff works

    I own a commercial building in Corvallis, OR that has a flat roof with a slight slope, but has areas along the parapit walls where the rain water does not drain. Based on the slope of the roof there are area that always puddles and does not drain all the rain water off of the roof. I was told by a friend about a product called Maximum Stretch that had a elastomeric rubber coating application and could be rolled on flat roofs. The process called for seam tape to be used over all roof seam joints and to use a two coat process. I found the process to apply the product to be extremely easy and effective. Now here is the good news. When this product came out, I was told it would last for 15 years with some maintenance at times, this product lasted 22 years without any additional maintenance. When this product is applied right from the beginning you will save a lot of money over future years to come. This product was a great business decision.

    Hi, I just wanted to let you know that Ames metal roof sealant products you recommended are working great. We have a 4 season room on the back of our home that is about 20 years old. Over the years, the I-beam, panel, skylight roof had developed a few leaks and I tried numerous caulks, etc from local stores, but the leaks continued. After discovering Ames products online, I decided to try them. The recommendation of going with the 3-stage process, seam tape, primer and final coat is working very well, we followed the recommended application process, and now, no leaks.     Great Stuff
    I have had problems with my upper plywood deck for years. I was constantly recoating it with Restore Deck, which turned out to be a very poor choice. I found and used the Ames Maximum Stretch over the Elasto Barrier and it held up very well, no leaking. I only wish I had found this product before doing all that unnecessary work. Thank you, Ames.

    Good Stuff
    Time to order some more and re-do the roof. I Put this on a concrete storm pit roof 10 years ago. I had tar that would need to be patched 3 or 4 time a year to stop leaks. I ordered the primer and the Elastor barrier, then topped with the Maximum streach and had no leaks for 10 years. Have a leak now, so I am going to order more and just recoat. I could patch the one place it is leaking, but this was recommended to be recoated in 5 years and it lasted 10 so I am going to recoat. I think it has done very well, to be on a flat roof in the southern sun.

    I ordered both the Super Primer and Super Stretch about 8 years ago. I got a 5-gallon pail of the Super Primer, and two 5 gallon pails of the Super Stretch. I have a flat roof for our converted playroom with the rubber sheeting that was installed 7 years earlier and I wanted put a coating on it instead of replacing it. So back then i put on two coats of the Primer, and one pail turned out to be enough for the Super stretch. I still had two thirds of the Primer left over. I put the primer in the basement, along with the unopened Super Stretch.

    About 18 months ago, I noticed the coatings started to alligator in some places, especially near my downspout. Still no leaks. Based upon what was written on the cans in terms of longevity, it lasted a lot longer than they say it will.

    So I finally got around to digging out the pails from my basement and applied both again this month. The Primer was a little tackier after two coats this time, but that was ok since I was putting a top coat on. I waited a week, and then applied the pail of Super Stretch. It had never been opened in the 8 years since I bought it, and it was fresh and had almost no separation of ingredients. Very little mixing was required. Last time, I had used a driveway coater squeegee to apply both products. This time I used a normal 9 inch paint roller with the three eighths inch nap, with an extension pole. Very easy to apply both products.

    I probably put the Super Stretch on a little thick, since I used the whole 5 gallons on about 270 square feet, including cutting in the area around the drain and along the main brick flashing of the house. But i figured the first application lasted more than years with no issues, so I’d do the same.

    Replacing the roof with a new rubberized coating will probably cost me $1,500 or more now, so spending about $250 to gain 5+ years of life is a bargain. I will be back for more in 5-7 years. Great Stuff.

    My shop is a 30X40 with a 4 12 pitch metal roof, build in 1983. Painted poorly 10 years ago. Although I did not have any leaks yet it did have a lot more rust spots than I wanted. I brought the primer to treat the rust spots and let it dry, then applied the Maximum Stretch. It goes on smooth and fast. My trouble was I put it on too thin and had way too much left over. So a phone call later soon had me putting a second and thicker coat on. I was using a 6 inch HD Brush. I am VERY satisfied with the ending results. Looks great. I also painted our 5th wheel camper as well.

    My roof has leaked since it was built. They put a 1 story low pitch roof addition on a 2 story peaked roof house. Most of the rain from the peaked roof landed on one spot on the low pitched roof. I guess it was too much, the rain could not get off the roof fast enough. I tried everything. I cant tell you the joy of looking up at the bottom of my roof from the inside, because all the drywall has long since collapsed, and not seeing even one leak. Since most of the roof was rotted. I replaced all of the deck with new plywood andi used the elasto barrier primer, seam tape and fabric. I live in CT, where we get all 4 seasons. Snow sits on the low pitched roof for most of the winter. Freezing and thawing. That is when I would expect this product to fail, if it was going to fail. Had it on for a year. No leaks. If you have a problem roof, this is the stuff you want. Added benefit, if looking at how much detail of your house and yard that google maps can see, bothers you, it dries to a bright white. When the sun hits it, I expect google to get snow blindness and not see anything.

    Super Product. We have a metal roof on our place in NM and would get driven rain up under an overhang and leak inside the building. Bought a 5 gallon bucket and applied two coats to the seam where the two roofs overhang each other, and now no leaks. Your product worked as advertised and the bonus is it is made in the USA. Keep up the good work folks.

    I used this product on my 20 year old asphalt shingle roof. We had a 105 degree day and I used an infrared thermometer to compare the part of the roof that had been coated against the part that wasn’t. The non-coated side was 133 degrees. The coated side was 108 degrees. The difference would probably be more dramatic with a darker shingle. Also I capture the water for reuse in my vegetable garden so it was important that this paint was non toxic. It also provides a good grip when walking around on the roof to clean out the gutters. BOTTOM LINE Yes, I would recommend this to a friend.

    We have a 95 year old Spanish style house that was impossible to keep cool during the summer. Our electric bill for last August alone was $600 and we still couldn’t get the living room temperature below 90 F day or night.

    This year we were almost ready to sign up for a 25,000 dollar fix when I saw your site on the internet. I ordered 15 gallons of Maximum Stretch, enough for one coat on our roof. With my infrared thermometer, I took the temperature of the living room ceiling before I started. It registered 87 F. By that afternoon, I finished the very easy pour it out and roll it on application and the temperature dropped to 75 F.

    Not only did we save the 25,000 dollars we are saving 100 dollars per week in energy costs and will pay for the products in less than 6 weeks.

    I bought some Elasto-Barrier, Maximum Stretch and seam tape to use on my flat roofed garage with rolled roofing. In the eight years I have owned my home I have always had trouble with leaks. I have a 1000 sq. ft. garage so it’s not a small structure. Your product went on with such ease. In the last two weeks we have had a couple of downpours or rain and two days of constant rain. NO LEAKS. I am so amazed. It is so nice to not have to worry about it anymore. If anyone has troubles with leaks I will pass on your name to them. I am going to let my roof go until next spring to see how tough winter is on it. Then next spring I will get some more Maximum-Stretch and give the areas where I have trouble another coat.

    I first saw the product and what it could do at a demonstration. I later tried the product out myself and was very amazed at how pliable and strong the product really was. After applying I have had not more leaks.
