What is Ames® Barn Roof Sealer™?
An elastomeric coating designed specifically for waterproofing, repairing, and maintaining metal roofs. Temperature fluctuations and severe weather will cause tremendous expansion and contraction of roofs which loosens up the building over time causing roofs to fail and leak. Ames® Barn Roof Sealer™ has remarkable adhesion and is easy to apply. It dries rapidly to form a cool white, watertight roof membrane with up to 500% elasticity that expands and contracts with the roof surface. Ames® Barn Roof Sealer™ stays cool, resists cracking and peeling. It reflects up to 86% of the sun’s rays to reduce roof temperature and energy costs. Ames® Barn Roof Sealer™ remains flexible at freezing temperatures. It has been developed for a wide range of climates from hot to cold, and formulated to help resist fungus, mold, and mildew.

Roofs leak because of the tremendous expansion and contraction caused by temperature fluctuations. This expansion and contraction loosens up the building over time, which causes roofs to leak. Wind and storm damage can also contribute to roof failure.
On metal roofs the neoprene washers around the screws deteriorate with time and cause leaking. Constant winds and storms move roof panels which causes them to loosen and leak. Screws and nails back-out and need repair. Leaks can form around vents. Ames® roof products and Ames® Peel & Stick™ Seam Tape can help change all that.
Ames® Barn Roof Sealer™ will literally glue the surface back together. The liquid rubber and acrylic elastic coating will expand and contract with the roof. This will form an impenetrable seal that also reflects up to 86% of the sun’s heat and will help keep your roof cool as well as any animals housed during those hot summer months. This rubber and acrylic blend has better adhesion than most elastomeric coatings. Ames® new technologies have surpassed other elastomeric coatings with the advantages of better adhesion, durability, and lifespan. Discount coatings found in box stores most often do not have the adhesive power or the stretching power to solve metal roof problems. They may soon split, crack, peel, or deteriorate causing your investment to be quickly lost.
Pressure wash when possible using pure water only; do not use any soaps or detergents to clean the surface. Be sure the surface is clean and completely dry before the application of the coating. Read all label instructions before beginning. Surface has to be in savable condition, clean and dry with proper drainage. Tighten all loose fasteners. Ames ® Peel & Stick™ Adhesive Seam Tape may be used to tape all joints, seams, and around all vents. Always run a test patch first in an inconspicuous area, to ensure that proper adhesion and drying occurs. Make sure the product works to your satisfaction.
Pour the coating out and spread liberally with a roller or soft-bristle push broom. Work the product until it is smooth and looks consistent in thickness. Move on after a few minutes so the product does not skin over or form a film which can create an unintended texture in the coating’s finished appearance. In most instances, the minimum application is two coats at a rate of one gallon per 100 sq. ft. per coat.
Ames® Barn Roof Sealer™ can be applied with a paint brush, a soft-bristle push broom, a low nap roller with a long handle, or a commercial airless sprayer. In addition, you may need Ames® Peel & Stick™ Seam Tape, scissors or a utility knife. For larger commercial jobs, we recommend a commercial/industrial airless sprayer. Standard coverage is 1 gallon per 100 sq. ft. per coat. On a smooth surface, a minimum of 2 coats is recommended at the rate of 1 gallon per 100 sq. ft. per coat (same as 2 gallons per 100 sq. ft.). Apply the product by pouring onto the surface, and spreading it with a roller or push broom. A brush may be used for smaller applications.
Weather & Drying Guidelines:
Ames® Barn Roof Sealer™ is best applied between 50° to 90° F (10° to 32° C) on warm and dry surfaces. Apply when the streets are dry, the sun is in the sky, and no inclement weather is forecast. It starts to dry in about 2-8 hours, depending on thickness of application and weather. For best results, we recommend a minimum of 24 hours between coats. Make sure there is no rain in the forecast and no freezing temperatures. Low temperatures, high humidity, evening and morning dew will require increased drying/curing time. Allow for adequate drying time depending on location. The earlier you can put on, the better. Make sure any morning dew is completely dried before proceeding.
Clean-up, Storage, and Disposal:
Clean tools and small spills with water. Store unused product in its original can, tightly sealed and protected from freezing. Dispose of the product in accordance with local, state, or federal requirements.
